Osborne Gardens, Whitley Bay

Refurbishment and modern extension to semi-detached house. 

The client brief was to provide an improved arrangement for existing family living accommodation in the rear of a Victorian semi-detached home in Whitley Bay. The existing kitchen and rear ground floor did not match the quality of spaces throughout the rest of the house. The existing spaces and rear off-shoot were assessed and it was decided to demolish an external store structure to enable a new single storey rear extension.

The re-arrangement of internal spaces combined with the new extension allowed for a lighter, brighter and increased kitchen and dining space, that benefitted from views over the garden which was previously hidden from the inside the house. Moving around the location of exiting spaces not only provided a much-improved dining area, but also enabled the new rear entrance to benefit from a generous Utility/Boot Room and a ground floor WC.

Simple but contemporary detailing throughout provides a robust but modern architectural aesthetic. High quality sliding doors were combined with level-threshold raised decking to allow for easy access out to the garden. New and enlarged windows were also introduced to the existing spaces that overlook a new courtyard garden, transforming the rear of the house.
